LAND DISPOSITION – Proposal to Sub-Lease Crown Reserve 39022 (Lot 10603 Brazier Road) Yanchep
(Old Yanchep Surf Lifesaving Club Site)
Notice is hereby given in accordance with Section 3.58(3) of the Local Government Act 1995 that the City of Wanneroo proposes to dispose of a portion of the following property as follows:
Sub-Lessee: Westland Corporate Pty Ltd trading as “Laguna – Fresh Starts”
Property: Crown Reserve 39022 (Lot 10603 Brazier Road) Yanchep (subject to the City of Wanneroo securing a Head Lease from the State of Western Australia)
Term: A maximum term of 42 years (either as a single term of 42 years or an initial term of 21 years and a further term of 21 years)
Rent Free Period: Two (2) years from commencement of the Ground Sublease
Rental: $20,000 per annum (plus GST), subject to annual review
Market Rent Review: Twenty-One (21) years from commencement of the Ground Sublease and every five (5) years thereafter
Turnover Rent: Turnover Rent will apply at 1% above gross commercial rental income of $800,000 ex GST after 21 years
Market Valuation: $10,000 - $30,000 (plus GST) per year.
